Occupancy Inspections
An occupancy inspection provides the answer you need:
- Is the property occupied?
- If occupied, who is living there?
- What are their names and contact information?
- Is a rental agreement in force?
- Is a real estate agent or property manager involved?
- How many units are there?
- What is the general condition of the property?
- Are there any current or potential conditions that might affect property value?
HouseCheck is committed to providing as many of these answers as possible!
Property Condition Inspections
What is the actual condition of a property, today?
- HouseCheck utilizes a direct visual inspection to assess both the condition of the property along with occupancy status.
- We will also report on current or future conditions that might change property value.
- HouseCheck is happy to work with or without a contract. Simply let us know your preference.
We’re ready to roll up our sleeves and get down to work.
Disaster Inspections
When unfortunate circumstances conspire, count on HouseCheck’s Disaster Inspection team to make a quick assessment of a property’s condition.
- We will carefully document any disaster-related damages.
- We are ready to mobilize on a standard time frame or expedited scheduling.
- The condition of the disaster-impacted area will help us determine how quickly we can be on site.
REO Check Inspections
Every REO property is different. HouseCheck provides an objective analysis of your REO property so you can be confident about its condition – and know how marketable it is.
- Choose weekly, biweekly or monthly inspections.
- REO Inspections gauge a property’s condition inside and out.
- Keep track of damage, code violations or hazardous situations.
- These inspections can also analyze initial as well as ongoing maintenance requirements for your property. We’ll keep tabs on any debris issues, lawn condition and other keys to proper maintenance.
- The REO Inspection will also help you stay on top of the listing agent’s pre-marketing activities. It’s reassuring to know that signage and marketing materials are properly displayed – and that the property can be easily accessed.
Let HouseCheck be your eyes and ears as you create a property that’s attractive to buyers.
Insurance Loss Inspections
What would it be worth to know how needed repairs are progressing – without having to personally visit the property?
- HouseCheck’s Inspector will report the degree of completion on repairs.
- When we receive the inspection order, we will reach out to the homeowner and promptly schedule an appointment.
Sale Date Inspections
HouseCheck’s Sale Date Inspections are tied to a foreclosure sales date.
- Once you provide us with the sale date, we go to work documenting the condition of the property, along with occupancy status.
- If the foreclosed property is occupied, we help you decide if an eviction notice is needed.
- In the case of a vacant property, we will follow your guidelines and perform any needed preservation work.
Letter Delivery Service
HouseCheck’s Letter Delivery Service is designed for those times when client-specific documents must be delivered.
- We will drop off an envelope containing necessary documents at the property.
- If desired, HouseCheck will contact the occupant(s).
- The service includes a property photo, plus a letter that will be attached to the property’s front door.
Due Diligence Inspections
Contact HouseCheck during the due diligence phase of property acquisition.
- Due Diligence Inspections make note of occupancy rates and property condition for each property in your acquisition portfolio.
- The report identifies risk factors including the presence of hazardous materials, property damage and code violations.
- Also available: Exception-based inspections that identify mismatched items in your portfolio.
Insurance Inspections
Insurance Inspections are required during the underwriting process for a new homeowner’s insurance policy. They are also needed for recertification for policy renewal.
- The report begins by summarizing the condition of the property.
- Health and safety concerns are also highlighted.
- Other issues that might impact the insurance policy approval are noted as well.

Property Condition Report
Let HouseCheck help you adhere to Interagency Appraisal and Evaluation Guidelines that are required for lending.
- Our Property Condition Report is designed to report true property conditions while supporting Automated Valuation Model (AVM) Reports.
- Federal guidelines require regulated institutions to determine a subject property’s physical condition, as well as assessing economic factors along with local market conditions.
- HouseCheck’s Property Condition Report is precisely what’s needed whenever the AVM is leveraged as a lending tool.
QC Compliance Inspection
Banks and loan servicers require an independent, third-party QC Compliance Inspection as part of the regulatory oversight required for vendors and agents.
- HouseCheck’s QC Compliance Inspection confirms the results of previous inspections. It can also be used for preservation services that are finished.
- Photo documentation to identify discrepancies is also included.
